Section 502 of the PA Municipalities Planning Code gives the Planning Commission authority to review and comment on subdivision and land development proposals submitted to local municipalities. The Commission also comments on consistency with Act 537, the PA Sewage Facilities Act. The Commission's Subdivision and Land Development Review Policy governs the review of development proposals submitted for review and comment by local municipalities.
The Commission reviewed 127 subdivisions in 27 municipalities in 2008, up by 14 since 2006. These included 6 major subdivisions, 108 minor subdivisions, 8 major land developments, and 5 minor land developments encompassing 353 lots and 4,211 acres.
The largest projects reviewed in 2008 were Oneida Woods with 79 acres and 129 lots in Huntingdon Borough; the Biddle Family Partnership with 179 acres and 40 lots in Todds Township; Spring Ridge Club with 128 acres and 12 lots in Spruce Creek Township and Smithfield Commercial Park with 41 acres and 6 lots in Smithfield Township.
